1. Low mortgage rates serve as an equity shock absorber. When buyers borrow at today's record-low rates, they start building equity as soon as they close. That means they have a little give to absorb a few ups and downs as the still-recovering housing market gains traction.

2. Houses are in move-in condition. Homeowners have continued to spend on maintenance and repair, according to the Harvard Joint Center on Housing. Homeowners who have been holding back kept their houses in good shape while they waited. As those houses enter the market, they are in marked contrast to tattered foreclosures.

Here’s newest values for Big Island.

 

Number of sales (number sold) for the month of April is up by 74.74% for the month and 48.47% for the year (compared to same time in 2009).

 

According to recent data, most acitivity in April in residential sales activity were in: 1) North Kohala, 2) Puna, 3) North Kona, 4) S. Kohala followed by 5) South Hilo.

 

Year to date most activity in sales were: 1) South Kona, 2) N. Kohala, 3) N. Kona, 4th-Puna, and 5th- South Hilo.

 

Median price for homes on the island is up 1.22% for month for April but down year to date by 9.06%.

 

Reasoning for the recent upswing in purchases? This is probably due in part with a last bid to use $8,000 tax credit and a healthier real estate market. It should be noted that buyers using the $8,000 credit were primarily first time home buyers  and were buying in the lower price ranges due to Federal guideline limits.

 

What does mean for Buyers? A great time for buyers as prices are down and there is good inventory. For Sellers- a definite sign of relief as buyers are coming back although prices are still down.
